42.000 - 52.000 square meters gross floor area of housing are to be built on the approximately 3.6-acre site of former water park "Blub" in Berlin-Neukölln district. Typologically this area is divided into three roughly equal parts: 1. Rental housing of appropriate standard for the city location. 2. Freehold apartments, benefiting of the micro-location on the Teltow Canal, the public green area and a view to the north. 3. Freehold, as well as rental property. Three apartment sizes are planned with about 60, 80 and 100 square meters.Our vision for the design is an "URBAN VILLAGE", a place with a strong sense of identity and belonging. A central village street, called “Rungiuspromenade”, defines the "URBAN VILLAGE". This complex and well-designed urban space is used for living, playing, promenading, communicating and, to an extent, driving. Situated north of the Rungiuspromenade three avenues, called "Villenpromenade" lead to ten privileged, free-standing multi-family residential buildings. Small neighborhood squares, each with individual character, are created around these buildings entrances. Green zones, developing from the green corridor along the Teltow-Canal, interlink, with the avenues.Our master plan is based on a sustainable development concept. Good sunlit apartments are located in compact, energy-efficient building types. A sensitive circulation concept reduces traffic impact on the development. The proportion of sealed area is minimised. Sustainable approaches to energy supply, recycling and the presence of green Biotopes complete the project.
