Circulation and Traffic AccessSegro Office Park is not directly accessed from the federal road B96a "Am Seegraben" but via "Ludwig-Prandtl-Strasse", an internal access road within the greater development zone.The entrance to Segro Office Park is formed by a linear, slightly wedge shaped, central boulevard. In the centre of the site this boulevard widens to form a square, the heart of the development and a meeting point with urban quality. The boulevard gives direct access to several building sites and is the starting point for 2 perpendicular internal access roads, leading to all further sites positioned to the West. Interlocking Nature and Urban Spaces To the west of our site is a large area of open nature and some biotopes. We recognized this as an opportunity to create special qualities for the office park. The design of the masterplan shows extensively informally landscaped linear spaces running in east-west direction, which intertwine the urban part with nature. These green spaces integrate the east-west access roads and parking spaces. In contrast to the above, the central boulevard and square will be subject to a more formal, geometric landscaping. Juxtaposing this there will be an open landscaped area to the west of the Segro site as a place for people to rest and connect to nature. Building Design Options The chosen masterplan structure allows for a multitude of building sizes and shapes, each constructed on its own site. This report shows 3 generic options with 2 suboptions to explain the generic qualities and give an impression of some possible building sizes and geometries. Elements of all shown options can be combined.
