The island Eiswerder in the Havel river north of the Berlin Spandau Citadel is in a neglected state. It is linked by two road bridges to the east and the west bank of the Havel, has a beautiful location, vegetation, and a Grade II listed building stock. At the same time there are large areas suitable for new development. Our masterplan optimizes various types of housing, including apartments, private houses and a nursing home, and includes commercial uses as well as spa and leisure facilities. To the south is a beach promenade and a marina. The plan makes the most of this privileged island location in the Havel. All buildings or groups of buildings are either facing the water, have a view or some other special relationship to it. Located in the centre of the island there is a central marketplace with a concentration of commercial uses.
